Acceptance of Improvements for Tract 7084, Dublin Greene
(Toll Brothers)

Boulevard, Tassajara Road, Central Parkway, Glennis Rose
Drive, and other public streets within the Subdivision
Release Performance Bond and accept maintenance bond
FINANCIAL STATEMENT:
A maintenance bond in the amount of $2,466,202.50 has been
provided to the City to guarantee against defects for street
improvements, landscaping and other improvements for a period
of one year°
Street lighting maintenance costs for public street lighting will be
paid by the Citywide Street Light Maintenance Assessment District.
Once accepted, the maintenance of street-side landscaping along
Dublin Boulevard, and Central Parkway will be paid for through the
Eastern Dublin Landscape Maintenance Assessment District, and the
maintenance of landscape within the medians will be paid from the
City's General Fund.
DESCRIPTION: Tract Map 7084 is a Planned Development (PD) Subdivision located
in the Eastem Dublin Specific Plan area, bounded by Tassajara Creek on the west, Dublin Boulevard on
the south, and Central Parkway on the north. Tract Map 7084 consists of 100 single-family residential
units, 43 patio homes and 152 apartments. The public street improvements in dedicated rights-of-way and
easements within Tract 7084 will be maintained by the City.
Improvements within and along the frontages of Tract 7084 have been inspected by the City Engineer,
and are complete, except for landscape improvements, which are being installed under separate permit and

securities. The developer has requested that the City accept the public street improvements that have been
fully completed as required by the Tract Developer Agreement.
The developer has completed various off-site improvements, such as the widening of Dublin Boulevard,
Central Parkway, Glynnis Rose Drive, and on-site streets valued at $9,864,810. In accordance with the
authority contained in Section 66499.7 of the Government Code, the performance security requirement for
the work that is complete can now be reduced to an amount necessary to guarantee maintenance of the
improvements for a one-year period following acceptance of the work. The developer has provided a new
maintenance bond in the amount of $2,466,202.50, which is 25% of the original bond required and
sufficient to cover the maintenance guarantee period of one year from the date of acceptance of the
improvements.
Staff recommends that Council adopt the Resolution to accept the work as complete on Tract 7084,
Dublin Greene (Toll Brothers), release the Performance bond in the amount of $9,864,810 and accept a
maintenance bond in the amount of $2,466,202.50.

A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF DUBLIN
ACCEPTING IMPROVEMENTS FOR TRACT 7084,
DUBLIN GREENE (TOLL BROTHERS)
WHEREAS, the owner-subdivider of the aforesaid Tract previously entered into a contract with
the City of Dublin to improve said Tract in accordance with plans and specifications on file with the
City Engineer, said Tract identified as follows:

Bangor Court, Belcarra Court, Roscommon Way, Foxford
Way, and O'Ryan Street
WHEREAS, said improvements have been completed in accordance with said plans and
specifications, and any approved modifications thereof, to the satisfaction of said City Engineer of the
City of Dublin; and
WHEREAS, as a condition of said contract, subdivider is required to guarantee the
improvements and to maintain the completed work for a period of one year following acceptance of the
work by the said City of Dublin;
WHEREAS, as improvements are now completed, the original performance bond security
requirement can be reduced, in accordance with the authority contained in Section 66499.7 of the
Government Code of the State of California, to an amount found necessary to guarantee maintenance of
the completed work for the aforesaid one-year period.
NOW, THEREFORE, BE IT RESOLVED that:
The improvements completed within the said Tract be, and they are hereby approved and
accepted subject to the aforesaid one-year guarantee; and
The said original performance bonds in the amounts of $9,864,810 posted in connection
with the work involved in the construction of said Tract be released upon acceptance of
said maintenance bond in the amount of $2,466,202.50. The remainder of the bonds
posted for landscape improvements, the Vineyard Recreation Area and the Neighborhood
Park will .be will be released upon satisfactory completion and acceptance of said
improvements.
PASSED, APPROVED AND ADOPTED this 20th day of February, 2001.
