The purpose of the Special Meeting will be for the Council to
continue the discussion related to the 147 acre Hansen Hill
Ranch. Venture Corporation/ Hansen Hill Development Corporation
has submitted revised plans proposing a General Plan Amendment to
consider a 240 dwelling unit residential development on this site
west of Silvergate Drive & north of Hansen Drive. General Plan
issues to be resolved are:
1) Conflict with General Plan Open Space Policies;
2) Type and Number of Dwelling Units;
3) Significant Environmental Impacts on Oak/Bay Woodland and
Stream Corridor;
4) Significant Environmental Impacts from Mass Grading;
5) Adding entire project site to Primary Planning Area;
6) Amending tables and figures regarding residential
development sites;
7) Amending policies and map regarding Hansen Drive extension;
8) Amending policies and map regarding alternate roadway to
serve project;
9) Amending policies regarding maximum acceptable level of
service for major street intersections;
10) Amending policies regarding fire protection buffer zones;
11) Amending policies regarding open space maintenance.
STAFF RECOMMENDATION: Open the
presentation, accept testimony,

public hearing to a specific date,
