DECEMBER 13, 2022
A Regular Meeting of the Dublin Planning Commission was held on Tuesday, December
13, 2022. The meeting was called to order at 7:00 PM by Commission Chair Grier.

6. Public Hearing –
6.1 H Mart Site Development Review Permit (PLPA-2022-00033)
Jeff Baker, Community Development Director, provided a presentation and responded
to questions.
Pratyush Bhatia, Transportation and Operations Manager, responded to traffic
questions.
Commission Chairperson Grier opened the public hearing.
Applicant from H Mart provided a presentation and responded to questions.
Chair Grier asked if there were any public speakers and there were none.
Chair Grier closed the public hearing.
Commissioners asked Staff further questions and deliberated.
On a motion by Commissioner Wright, seconded by Vice Chair Tyler and by a vote of 5-
0, the Planning Commission approved Staff’s recommendation with the following
additional condition of approval: Applicant shall work with Staff to provide an Axis Pan
Tilt Zoom (PTZ) CCTV camera or equivalent, if feasible, or suitable alternative as
determined by the Public Works Director to monitor traffic at the intersection of Dublin
Boulevard and Regional Street, and adopted:

9. Other Business –
Jeff Baker, Community Development Director, informed the Planning Commissioners
that the Mayor and City Council are anticipated to make new Commissioner
appointments at the City Council meeting on December 20, 2022. He also informed the
Commissioners that the Planning Commission meetings on December 27, 2022 and
January 10, 2023 will be cancelled because we don’t have any agenda items.
Additionally, he advised them that the agenda for the Planning Commission meeting on
January 24 will include the election of a new Chair and Vice Chair. He advised the
Commissioners that the rules that relaxed the Brown Act and allowed virtual meetings
under the Governor’s declared state of emergency will be coming to an end, and remote
attendance will again require adherence to strict noticing procedures for the location of
remote attendance and follow the rules included in the DMC. He informed them that the
City is currently recruiting for the Assistant Community Development Director position.

The meeting was adjourned by Commission Chairperson Grier at 8:23 p.m.
